Bloomington’s Trailblazing Approach
In the bustling college town of Bloomington, Indiana, the city’s Department of Planning and Transportation recognized an opportunity to address the evolving housing landscape. As families downsized and sought additional income streams, the demand for flexible, affordable living options grew. The city knew it was time to take action.
After studying successful ADU programs in other communities and exploring educational resources, the city set out to bring this concept to life. But, as with any new idea, there were some initial hesitations. Concerns about student-focused rentals potentially preventing older residents from aging in place with their families lingered.
Undeterred, the city forged ahead, collaborating with HACC Housing, a community development financial institution (CDFI), to explore lending options. That’s where our architectural firm, Schmidt Associates, entered the picture.
Designing for a Sustainable Future
As an experienced partner with the City of Bloomington, we were thrilled to be asked to develop floor plans and renderings for the city’s first ADU concepts. This was an incredible opportunity for our architectural team, especially our less-experienced graduates, to showcase their talents and contribute to a transformative project.
Under the guidance of the city’s parameters – ADUs had to be located on the same property as a primary residence, meet size and square footage standards, and embrace sustainability and accessibility – our young architects unleashed their creativity. We held an internal design charrette, where Myrisha, Trisha, Sayo, Alvin, Sabrina, James, Meghan, and Elif put their heads together to generate nine initial concepts.
After a rigorous review process by our principals, Steve Schaecher, Steve Alspaugh, and me, the city selected four designs to move forward: Bloomington Cottage, COMMUNE-ity, Historic Bloom, and Sol Searcher. These diverse, sustainable solutions captured the essence of what Bloomington was seeking – a variety of options that could meet the needs of both young professionals and aging residents.
Empowering the Community
As Lisa Gomperts, FAIA, LEED AP and principal at Schmidt Associates, shared, “Getting to provide a growing community with new cost-effective housing options that meet the goals of aging in place, sustainability, and increased housing density has been truly exciting.”
The city’s decision to showcase these designs on their website and promote them through neighborhood listservs and word-of-mouth has generated considerable buzz. With 30 active permits for ADUs already, the idea is spreading like wildfire, and the potential to revolutionize housing landscapes is palpable.
